Below are the guidelines which you must follow during your stay. Failure to follow these rules will result in eviction from the residence and finding your own accommodation.
Alcohol: The legal drinking age in Ontario is 19. Drinking in the residence is not allowed. Any alcohol found will be confiscated by the residence advisor. Supplying alcohol to a person under 19 years of age is a criminal offense.
Smoking/Vaping: It is illegal to buy cigarettes if you are under the age of 19. You are not allowed to smoke or vape anywhere within the residence and Ontario Law mandates that you smoke 9 meters away from any building entrance. Smoking on the balcony is not permitted. There is a fine of $250.00+ plus any additional restoration fees if you smoke and you will be asked to move out to your own accommodation.
Guests: There is a strict zero-guest policy. No outside guests are allowed at The Parker.
Parties: You cannot host or attend any parties at the residence. The residence will inform the school if you host or attend any unauthorized parties in the residence and it will result in eviction from the residence and finding your own accommodation.
Sleepovers: You cannot invite any students from other residences or host families or any outsiders and family members to sleep at your unit. Failing to comply with this rule will result in eviction from the residence and the student must find their own accommodation.
Other substances: Possessing and using illegal drugs at the residence is strictly prohibited. Any drugs found will be confiscated and warning or notice to move out may be issued. Smoking or consuming any cannabis product at the residence is prohibited.
Any unauthorized or banned substances will be confiscated and not returned to the student. Please note that you are always required to follow the Student Code of Conduct, Contract, Canada and Toronto laws/rules, as well as additional property management rules. From time to time, we may change or add rules when needed. If we need to do this, we will inform you.
Noise: Be mindful of others and keep the noise down in common areas and at night. Quiet hours are between 10:00 PM and 07:00 AM daily.
Curfew hours: If you are minor (under 18 years old) it is mandatory to follow the curfew which is as follows: Sunday to Thursday - 11:00 PM Friday to Saturday - 12:00 AM
Damages: We understand that sometimes things get damaged or broken, if this happens, please submit a work order as soon as possible. If you break or damage something, then you will be required to pay for it.

● Unauthorized Guest $50
● Lost Key/Fob $150
● Extra Cleaning $150
● Damage TBD
Any violation of the above rules can be used as cause for immediate eviction from the premises.
